Property Advisory Singapore
Before you commit to the property, pressure-test the decision behind it.
A property move affects more than price. It affects your family rhythm, monthly comfort, spouse’s confidence, child’s routine, lifestyle, and future options.

THE REAL RISK
A good property can still be the wrong move.
The danger is not always buying a bad property. It is buying a good-looking property that does not fit your price, family, financing, timing, or future support.
The cost is often felt after the excitement fades.
ADVISORY INSIGHT
The blind spots buyers often miss
When buyers focus only on the project, brochure, or launch excitement, these are the areas that quietly affect the decision later.
Price
A fair-looking price may still lack future buyer support.
Financing
The move must still feel safe after CPF, cash, loan, ABSD, and holding power are reviewed.
Family
The layout, commute, and routine must still work after the excitement fades.
Exit
The entry only matters if demand, supply, and fundamentals support the future exit.
Before you commit, review the decision behind the property.
The right property should still fit your price, family, financing, timing, and future options.
Choose your review path
Start with the situation closest to yours. We will review the decision before you commit.
How we review each decision
Each property move has different blind spots. Here is how we review the decision based on your situation.
OUR FRAMEWORK
The Property by Design Framework
Most property advice starts with the property. We start with the decision.
A home can be chosen by heart. But the decision should still be checked by structure.
HOW WE WORK WITH YOU
One clear first step. A more confident property decision.
You do not need to know exactly which review you need. Start with your situation, and we will help you review the decision properly.
Book a Blind Spot Consultation
1
We understand your situation, shortlisted property, concerns, timeline, and what decision you are trying to make.
We review the decision
2
We look at price, fit, financing, future support, risks, and better options based on your actual situation.
You decide with clarity
3
You leave knowing whether to proceed, compare, negotiate, restructure, wait, or walk away.
General advice can guide you. It cannot decide for you.
Online views, project highlights, and friends’ experiences can be useful. But they do not know your full picture unless someone takes time to understand it.
OUR WHY
Why we built Property by Design
Property is not just a transaction. It affects cash flow, marriage, children, lifestyle, risk, and future options. We have walked the journey ourselves — from BTO, to EC, to private property, to landlord experience, and long-term family planning. That is why we built Property by Design: to help serious buyers slow down, think clearly, and move with intention.
We built this for buyers who want clarity before commitment.

Meet Eunice & JT
Two different lenses. One clear purpose — helping you make a better property decision before you commit.
JT Leow
The structured reviewer who challenges the decision before you commit.
JT looks at property through a business-minded and decision-first lens. He helps buyers question the assumptions behind a move — price, financing, buyer pool, exit support, alternatives, and whether the decision still makes sense after the excitement fades.
What JT brings:
- Structured second-opinion approach
- Business-minded property review
- Blind-spot and decision clarity
Proof is in the clarity clients leave with.
A good consultation should not leave you more confused. It should help you see the trade-offs, blind spots, and decision path more clearly.

Common Questions
Is Property by Design an interior design company?
No. Property by Design is a Singapore property advisory brand by Eunice Koh and JT Leow. The name means designing your property move around your family, finances, timing, comfort level, and future options.
What if I am already looking at a new launch?
That is one of the best times to speak with us. We can help review entry price, stack selection, unit type, nearby resale support, future supply, and whether the project fits your objective before you book.
What if I am buying for own stay?
That is perfectly fine. Many clients buy for family, school, lifestyle, space, or comfort. But even for own stay, the price still needs to make sense.
What if I already have another agent?
That is okay. Many people come to us because they want a second opinion before making a major decision.
Will you tell me not to buy?
Yes, if the move does not make sense. A good property decision must be able to survive better questions.
Why not just rely on general advice online?
General advice can be useful. But your decision depends on your own family, finances, timing, comfort level, and future plans. What works for someone else may not work for you.
